The Mortgage Code came into effect for intermediaries on 30th April 1998 and is a
voluntary Code to which Abacus Financial & Mortgage Services Ltd subscribes. The Code
sets minimum standards of good lending and advisory practice, which are to be followed by
all lenders and mortgage intermediaries.
Abacus Financial and Mortgage Services is registered with the Mortgage Code Compliance
Board (registration number: 5101398).
We constantly review the mortgage market in order to select the appropriate lenders to
meet your individual circumstances. We regularly assess the whole of the market place to
provide our clients with a competitive product range and high standard of service. We are
independent mortgage brokers and act on behalf of our clients.
Under the terms of the Code there are three levels of service available:
a) Full advice and recommendation
b) Information on different types of mortgage products available to allow you to make a
choice
c) Information on a single product only, where no advice is given.
The level of service depends on your mortgage needs,
covering such items as an explanation of the main repayment methods, the implications of
taking out a mortgage - a full information list can be found in Section 3.2 of the
Mortgage Code.
During our initial meeting we will be completing a detailed mortgage questionnaire to
enable advice to be given on the mortgage, where level a) advice and recommendation has
been provided.
Once we have made the recommendations to you, we will confirm the advice in writing, where
levels b) and c) have been provided, i.e. no advice has been given and a product
confirmation letter will be issued following a loan enquiry. This should be kept by
yourself as it will be a record of the transaction and will be confirmed by your lender's
formal offer of a loan.
Abacus Financial & Mortgage Services Ltd may receive fees from lenders with whom the
mortgages are placed. Where this occurs you will be informed of the amount in writing.
We may charge fees for our service. This will be agreed with you, if applicable, at our
first meeting. Abacus Financial & Mortgage Services Ltd will treat all your personal
information as private and confidential (even when you are no longer a client) except
where disclosure is made at your request or with your consent in relation to arranging a
mortgage.
The Mortgage Code Compliance Board (MCCB) regulates the Mortgage Code to which we
subscribe. As part of MCCB's duties we may be asked to provide them with access to our
client records in order that they may carry out an audit for our activities. The MCCB's
ability to inspect customer records promotes the best practice in our industry and ensures
that you continue to receive the best possible advice from me. If we disclose your
personal information to MCCB, it has been agreed that it will only be used for the purpose
of compliance with the Mortgage Code and not for any other reason. Under data protection
act of 1998 you have access to any data we keep pertaining to you.
Our aim is to provide you with a first class service and confidential service. In the
event of a complaint, you should contact our Mortgage Code Compliance Officer at the above
address. Thereafter, should the complaint not be resolved to your satisfaction, Abacus
Financial & Mortgage Services Ltd will assist by referring the complaint to the
Mortgage Code Arbitration Scheme whose address can be found at the Mortgage Code.
